Steps to owning your own home

  1. Be committed to buying a home regardless of the sacrifice. It’s worth it.
  2. Get pre-qualified for a mortgage and save some money.
  3. Determine how much you can afford to pay and stay within that budget.
  4. Find a Realtor to help you through the process, since their service is free to you.
  5. Look for well kept neighborhoods in close proximity to where you work and play.
  6. The home you choose should be a balance between want you want, need and can afford.
  7. Negotiate the price. Sellers always ask more than they expect to get.
  8. Rely on your realtor’s expertise since they facilitate transactions on a daily basis.
  9. Apply for your mortgage immediately after the contract is accepted.
  10. Have the property inspected by a licensed inspector and also get a termite report.
  11. Negotiate the repairs to determine if seller will fix items or give you money to fix after closing.
  12. Get a copy of seller’s old survey or get a new one to ensure what you are buying.
  13. Shop around for homeowners insurance.
  14. Check the address in the flood map at www.tsarp.org to determine probability of flooding.
  15. Flood insurance may or may not be required but is inexpensive enough to have regardless.
  16. Close at a title company and make sure that the seller is providing you title insurance.
  17. Coordinate the moving date with seller and the switching over of the utilities.
  18. File the homestead exemption paperwork to keep your taxes lower.
  19. Enjoy your new home and the pride in ownership.

Congress has extended the $8000 tax credit program to homes contracted by April 30, 2010 that close before June 30, 2010.

A similar program has been extended for move up homebuyers that have lived in their home for 5 of the past 8 years to receive a tax credit of 10% of the sales price or a maximum of $6500.
